Hotel and resort cost management, UK and the Caribbean

Programme-level quantity surveying and commercial leadership for owners and operators reinstating, refurbishing or expanding hotels and resorts, including live-environment and post-hurricane recovery programmes.

What this service covers

Commercial control across several properties at once, against reopening dates

Hospitality construction is rarely one project. It is a portfolio of works across operating properties, each with its own contractors, a reopening date the business has already promised, and a scope that keeps developing as rooms are opened up. The commercial function has to set a programme-wide standard and hold it under pressure. That is the service NNODI Group provides.

  • Programme and project budgets, cost plans, forecasts and cash-flow projections
  • Procurement strategy, tender processes and contractor appointments against reopening programmes
  • Consistent assessment of interim applications, variations and claims across every property
  • Change control, contingency management and a commercial audit trail for owners, boards and funders
  • Commercial reporting standards applied programme-wide, with committed and forecast cost visible property by property
  • Cost input when resilience, sustainability and operational improvements are added to reinstatement scopes
Who it’s for

Owners, operators and funders of hotels and resorts

Resort groups and hotel owners running recovery, refurbishment or expansion programmes; operators who need one commercial standard across properties; investors and funders who want committed and forecast cost they can rely on.

Why an RICS-regulated firm

Programme leadership with professional accountability.

Our work follows RICS professional standards and rules of conduct. On a live programme that means one consistent basis of assessment, documented decisions and reports an owner can put in front of a board or an insurer.

How we work

Set the standard early, then apply it everywhere

Budget. A programme budget that is honest about what is still unknown, with property-level cost plans, forecasts and cash flow that are updated as the scope of damage or refurbishment is confirmed.

Procurement. Contractor and specialist appointments sequenced against reopening dates, with terms that give the owner control of change and payment while speed is being bought.

Assessment. Interim applications, variations and claims assessed on the same basis on every property, so a contractor working on two resorts is treated the same way on both and the owner can compare like with like.

Reporting. Committed, forecast and contingency positions reported programme-wide and property by property, with an audit trail from every movement in cost back to a decision.

We work on site and remotely, in the UK and internationally.

Questions we are asked

Hotel and resort cost management: frequently asked questions

Do you work outside the United Kingdom?

Yes. Our current hospitality commission is a live, multi-resort recovery programme in the Caribbean, delivered through the secondment of our Managing Director as Managing / Lead Quantity Surveyor. We work on site and remotely.

How do you control cost when the scope is still being discovered?

By separating what is known from what is assumed. Reinstatement budgets are built property by property with the unknowns stated, contingency is set deliberately and drawn down against confirmed scope, and the forecast is updated every period so the owner is never surprised at the end.

What is the difference between project and programme commercial management?

A project quantity surveyor controls one contract. Programme commercial leadership sets the standards every project follows, keeps the overall budget, sequences procurement across properties and reports the whole position to the owner. On a multi-resort programme both are needed, and consistency between them is what protects the owner.

How do you assess contractor applications consistently across several resorts?

One basis of measurement and valuation, one change-control procedure and one reporting format across the programme, applied by a QS team working to set priorities. Contractors know what will be accepted, and the owner can compare performance across properties.

Can you support refurbishment and expansion as well as recovery?

Yes. The disciplines are the same: budgets, procurement, payment assessment, change control and reporting, applied to planned works in an operating property.
