The project

Two funding logics under one roof: private and affordable housing above, a re-provided public asset below. The redevelopment had to retain the car park serving Purley station while delivering 238 new homes with upgraded station facilities alongside, and the feasibility case had to protect both the housing viability and the specification of the public infrastructure.

NNODI’s role: feasibility works

NNODI Group carried out the feasibility works: establishing the development budget with the residential, affordable and public car park elements each visible on its own terms, benchmarking the affordable element against registered provider delivery costs, and testing the cost consequences of re-providing the car park beneath the scheme while parking and station access remained operational.

The result

Detailed planning approval was obtained from the London Borough of Croydon for the homes, the replacement public car park and the upgraded station facilities, with the affordable commitment and the public asset both intact in the consented scheme.
