The project

The former Ritz cinema site carried a residential consent that could not be delivered viably. The joint venture repositioned it as a 261 bed student accommodation scheme within a similar built envelope, re-aligned with Waltham Forest’s educational and housing needs, targeting BREEAM Very Good and WELL Gold and keeping the art deco facade the district centre knows.

NNODI’s role: feasibility works

NNODI Group carried out the feasibility works for the repositioning: comparative appraisal of the consented residential scheme against the proposed student use, benchmarking against comparable London schemes, option testing within the existing massing and height envelope, and cost input to the sustainability commitments so BREEAM and WELL targets were adopted with their implications understood.

The result

The repositioned scheme was approved in 2025 following a public consultation that drew positive community feedback on its contribution to regeneration and housing provision. A stalled site became a deliverable scheme, and the district centre keeps its cinema facade.
