The project

A borough first product with no local precedent: 222 co-living studios and affordable workspace at Clarendon Road, consented in January 2025 after extensive consultation and policy shaping. The scheme is forward funded under a gross maximum price structure, which placed every contractual term under institutional scrutiny before delivery could begin.

NNODI’s role: contract negotiation

NNODI Group carried out the contractual negotiations on the JCT all risk Design and Build contract: analysing the contract sum against the scheme budget, negotiating price and terms with the contractor on the employer’s behalf, reviewing the risk allocation so design and construction risk sat where the contract form and the funding structure required, and aligning the concluded contract with the funder’s requirements.

The result

The contract concluded on all risk Design and Build terms within the forward funding structure, institutional due diligence accepted the risk allocation, and Haringey’s first co-living scheme moved into contracted delivery with its community commitments protected.
