Feasibility works for a landmark 617 home scheme beside Wembley Park station: 517 co-living studios designed to the WELL Building Standard alongside 100 affordable homes, delivered on site through a registered provider partnership.

A 2.6 acre site adjacent to Wembley Park station, promoted for 617 homes: 517 co-living studios with extensive shared amenities and new public realm along the Wealdstone Brook, alongside 100 affordable homes delivered on site through registered provider partner Sovereign Network Group. Institutional scale co-living was a young asset class with limited published cost data, and the scheme had to prove that two tenures with very different funding logics could be delivered viably on one site without trading the affordable homes away.
NNODI Group carried out the feasibility works: feasibility estimates and the development budget at acquisition stage, benchmarking of co-living rates against comparable London schemes, viability testing of the mixed tenure structure including the affordable package that underpinned the Section 106 negotiation, and option testing of scale, massing and tenure balance as the design evolved.
The feasibility position held. The tenure balance and affordable commitment established at the outset survived the full planning process intact, through a unanimous committee decision in October 2024 to detailed permission with a signed Section 106 in May 2025. The scheme is now progressing towards a start on site.
